Join our momentum towards acquiring 2,000 multi-family units using our firm’s proprietary strategies & technology systems by the end of 2025. Our technology automation systems also ease the ability to provide our investors with higher-than-usual returns through rapidly scale-able staff, and lower overhead.

Target Market

We are currently targeting 2 cities in the Southeast & Midwest with specific requirements around economic drivers, neighborhood amenities, and value-add properties that are actively majority occupied & cash-flowing.

Distribution Schedule

Distributions are made on a quarterly basis pro rata from capital deployment date in the year. Annual ROI targets are based on you or your entity’s risk profile, which we can help you to assess during the Fund Presentation.

Final distribution exit is targeted within 5 years-at which point we share a percentage of the net profits with the passive investor(s).

Investor Requirements

Common Walk Affordable Housing Fund is available to accredited and non-accredited investors. Per SEC guidelines however, accredited investors would need to be verified through a 3rd party, and non-accredited would need to have a pre-existing substantive business relationship with the sponsor.

ROI Range

ROI target ranges are from 10 to 14% depending on Multi-Family Asset Stage (Acquiring, Stabilizing, and Stabilized). Investor will have opportunity to outline their risk tolerance so that their capital may be allocated to the appropriate deal in pipeline.

This 63 unit was exited from our portfolio a few years ago, but it was nevertheless a profitable Affordable Housing asset through our 3 year ownership. 90% of the units were rented under $1,000 per month. With a yearly average 12% return to investors, and a collective 87% return overall on exit within 3 years.

Forest Park

This is our latest crown gem value add property. It is a big 12 unit multi-family with 3 buildings that we are planning to stabilize by addressing deferred maintenance, adding value via new amenities & renovations, and also looking to explore adding more units. This property is a great example of Naturally Affordable Housing due to our acquisition costs, and the end result of providing rents between $650-$950 per month. This is basically unheard for workforce housing inventory desperately needed near Atlanta-Hartsfield International airport (just about 10 minutes away), and the City of Atlanta (about 15 minutes away). For our investors, we are targeting 18-20% returns after the first phase of stabilization which is on track for completion by Q1 2023.

Columbus

This multifamily was acquired in early 2022, and was luckily already rented out by tenants that have been there for 2 years. Common Walk stabilized the asset and did not need to even touch the asset's rent rates due to existing profitability. In the years to come, there will be nominal increases in rent to protect our investors bottom line but the rents shall still be under $600 per side for the long-term. Due to our strategic acquisition price however, the returns on this will still exceed goals for the company and our investors.
