Decatur

This 63 unit was exited from our portfolio a few years ago, but it was nevertheless a profitable Affordable Housing asset through our 3 year ownership. 90% of the units were rented under $1,000 per month. With a yearly average 12% return to investors, and a collective 87% return overall on exit within 3 years.

Forest Park

We purchased this distressed yet majority occupied asset for basically the price of a home in Metro Atlanta. At $540k, we purchased 12 units with plans to convert several 1BR units to 2 Studios...Effectively increasing density to 16 units without any added square footage. Within just 1.5 years, we have doubled it's valuation through effective capital expenditure spend, and by increasing rents 40% while still maintaining affordability. Most rents in Atlanta range average about $1,900. This property's average rent is now about $875. This is basically unheard for workforce housing inventory desperately needed near Atlanta-Hartsfield International airport (just about 10 minutes away), and the City of Atlanta (about 15 minutes away).

Columbus

This multifamily was acquired in early 2022, and was luckily already fully rented out by long-term tenants. Common Walk stabilized the asset by addressing the most urgent deferred maintenance items, and did not need to even touch the asset's rent rates due to existing profitability. In the years to come, there will be nominal increases in rent to protect our investors bottom line.
